Immediately after signing the listing agreement, we may discuss ways to improve the home’s curb appeal and stage the interior to appeal to the greatest number of potential buyers. While you get busy making improvements and needed repairs, As your agent, I have very important tasks to complete. Here is just a handful of things that needs to be done after you sign the listing agreement:
Completing Sales Disclosures and gathering of important documents pertaining to the sale of your Home
This is the process where you as the Seller are required to provide to the Buyer information relating to your home. Below is the list of items you will need to provide. This is usually completed within 2-3 days from signing Listing Agreement.
While the home is on the market
You will obviously need to keep it tidy and keep your valuables locked away. Leaving the home while it’s being shown is a nuisance, but necessary if you hope to sell the home quickly.

- Seller Property Condition Disclosure - filled out forms, signed and dated from Seller.
- If available a copy of Survey showing any known easements, encroachments and liens.
- HOA information budget, minutes, assessments and survey, water rights if applicable.
- Ensure we have the name of the homeowners association and that the monthly fees are accurate.
- Verify the square footage of the house and the lot size.
- Get an extra house key for the lock-box.
- Talk to you about whether your balance on your mortgages. When the mortgage payments are due.
- Copy of any leases, rental, and property management affecting the property not expiring prior to closing.
- Discuss showings with you – how they work, how to guard your valuables and what to do with pets – and make note of any particular times that may be inconvenient to show the home.
- If the home requires no staging, we will schedule photography shoot photos as soon as possible. Otherwise, we will come back when the cleaning and staging is complete or inclusion in marketing materials.
